Due to the north-south orientation of the building and the resulting east-west facade, a concept for the residential building is required to take into account the course of the sun and and its effects on the lighting of the interior of the apartments.
The apartments have light from the east in the morning and from the west in the evening. Since an external access to one of the facades would prevent proper lighting, the apartments will be accessed via a central corridor. In order to make these apartments as efficient, adaptable and versatile as possible, a modular concept was designed.
The modular concept with apartments that have naturally lit rooms on the east and south sides is the solution to the lighting problems. Three different modules are used, which have different apartment sizes and functions — each two or three levels high. Due to the freely arrangeable modular units can be combined to create a residential building that meets the requirements. In places without an east-west façade, conventional floor plans are used.
The shape of the building results in a western and eastern courtyard. These two courtyards are connected by a wide and high passage through the dividing building. The ground floor accommodates public interests, but distinguishes between highly frequented space and less frequented space.
In the eastern courtyard, which is highly frequented during the day, there is a restaurant which can expand into the outside space in warm months. On the other side is a multi-purpose hall and the main entrance to the residential units above.
